The FSBO Sale Process at a Glance

  1. Prepare and price your home. Gather information about the property, review comparable sales, decide on an asking price, and plan how you will advertise and show the home.
  2. Find a qualified buyer. Ask how the buyer plans to pay. If financing is involved, request a lender's preapproval and pay attention to the financing and appraisal terms of the offer.
  3. Put the deal in writing. The purchase agreement should clearly address the price, earnest money, inspections, financing, closing date, included items, costs, and what happens if either party does not perform.
  4. Make your disclosures. Give the buyer an accurate written account of known material property conditions and any additional notices that apply to your home. Keep proof of delivery.
  5. Work through escrow and closing. Track contract deadlines, respond to inspection requests, review the title and settlement documents, and confirm that funds are received before releasing possession.
